As we celebrate New Homes Month this April, a national trend is clearly making its way into our Rabun County market: millennials are changing the way homes are built—and bought.
According to a new report from the National Association of Home Builders (NAHB), millennials want more space than any other generation, preferring homes around 2,408 square feet. But more importantly, they value quality over size. In fact, 52% of millennial buyers say they would choose a smaller home if it offered better amenities and higher-end features.
This preference is already impacting new home construction. U.S. Census Bureau data shows the median size of newly built homes dropped to 2,150 square feet in 2024—the lowest in 15 years. Builders are focusing on smart design, upgraded finishes, and expanded outdoor living spaces like porches and patios to maximize every inch.
Here in Rabun County, that trend fits beautifully. Our mountain and lake homes naturally offer what today’s buyers want: character, craftsmanship, and an incredible outdoor lifestyle. Whether it’s a stylish lakefront cottage or a custom-built mountain retreat, homes that blend quality, setting, and thoughtful design are standing out.
Affordability remains a challenge, especially with mortgage rates expected to stay above 6% through 2025. Builders are adjusting by offering price reductions and incentives. Nearly a third (29%) of builders nationwide cut prices in March alone.
“Buyers are willing to make compromises to find the best possible home for their families,” said NAHB Chairman Buddy Hughes. “Our nation’s builders are willing to meet buyers where they are and construct a high-quality home to meet their family’s needs.”
